HOMEOWNERS RESPONSIBILITY POLICY

  • WINDOWS AND SCREENS
  • DOORS – Excluding outside painting
  • WEATHER STRIPPING AROUND DOORS
  • LOCKS – Including Mailbox Lock
  • DOORBELLS – Except Transformer
  • HEATING & AIR CONDITIONING UNITS – Including compressor, lines
  • TV – For master antenna hook-up
  • ALL KITCHEN APPLIANCES – Including any damage caused by faulty appliances
  • ALL SINK, COMMODES, BATHTUBS, SHOWERS, SHOWER PANS AND FLOORING – Including the overflow line and any damage cause by malfunctions.
  • MAINTENANCE OF PATIOS, DECKS, OR BALCONIES (INCLUDING ANY DRY ROT CAUSED BY PLANTS, POTS ON DECKS OR NEAR BUILDINGS) – Not including construction or painting thereof.
  • INSURANCE – Personal Property coverage
  • PLUMBING – Pertinent to unit an by common area problem
    1. Individual water heaters – including any damaged caused by malfunction
    2. Plugged drain shared by two owners, expense for clean-out shared by both
    3. Toilet seal – including any damage caused by faulty seal
    4. All faucets – including hose bib in patio area
  • FIREPLACE – Chimney clean-out, flue service, gas logs
  • INSECT SPRAYING – Interior of unit
  • ANY CHANGES MADE BY OWNER – With approval of the Architectural Committee are the sole responsibility of the owner
  • PERSONAL PROPERTY – Any damage to personal property caused by defects in the exterior surfaces, if the Association takes “reasonable” care of these surfaces, are the responsibility of the Homeowner. Personal property shall be defined as paint, floor and covering, and property not attached to part of the structure including, but not limited to: clothing, furniture, books, bedspreads, etc.

ASSOCIATION RESPONSIBILITY POLICY

  • DOOR – Painting outside for continuity
  • DOORBELLS – Transformer only
  • MAILBOX – Door or box maintenance
  • TV MASTER ANTENNA SYSTEM – Including all wiring to outlet
  • DECK OR BALCONIES – Construction or painting
  • PATIOS – Maintenance of wall and gate
  • STORAGE ROOM DOORS
  • SMUD DOORS
  • ELECTRICAL – Wiring or problem from unit breaker box to master box in common area
  • PLUMBING
    1. Common water heaters and boilers
    2. Underground plumbing and pipes
    3. Water leak within the walls
    4. Bathtub and overflow valve
    5. Shower valves
  • LANDSCAPE
    1. All common areas
    2. Trees located in owner’s patio
  • INSECT SPRAYING – any outside related problem will be taken care of by the Association
  • INSURANCE – Fire, Flood, Hazard and General Liability
